Pre-Property Search
Buying a home can be a tough decision, as it could be your lifetime investment. One of most important aspects to consider is how buying a home can affect you financially. First thing first, I would always recommend to speak with a professional for a pre-approval.
To Sell First? To Buy First?

During the Search
I always ask my Buyer to prepare a need & want list to narrow down and target the search. During the search of the property, always remember to take notes, photos, look at the surroundings (interior & exterior) ask questions, and stay curious.
Writing an Offer
3 elements of the Offer: price, terms & dates. First, review the market evaluation based on the similar criteria and recent sale prices. Then go over all the terms and conditions. Lastly, to match the closing dates (completion & possession) between you & the Seller.
Accepted Offer & Subject Removal
We are almost there! Firstly, we have to be satisfied with our subjects (conditions): mortgage, inspection, as well as reviewing the related documents. Once everything is good to go, we will finally, place the bank draft and call the home yours!
Before the Move
For closing, we would need to find a conveyance lawyer or notary, mark our dates for the moving & renovation (or to book the elevator.) Don’t forget to connect & disconnect all your services (Hydro, Fortis etc.) and change your ID to your new address.
