First-Time Home Seller Tips
You now have some experience in real estate (as you probably bought your home) but being a first-time Seller could lead you into multiple stressful situations.
Selling a home can be quite different from buying a home, as it may involve a lot more emotional attachments, stress and potentially more work with packing, cleaning or even renovation.
Hiring a professional Realtor is the number one step. An experienced agent can provide valuable insights, help set a fair price, market your home effectively, and handle negotiations.
A critical part of the selling process is the planning, and we have to plan it strategically to protect your best interest but also to ensure you make the most out of the sale!
Some questions I would ask during a listing presentation are:
Understand your market & set realistic goal and price.
Do you have a place to stay if it sells quickly (or any backup plans?)
Enhance your curb appeal & declutter and clean
Are you flexible on showing schedules or open houses?
→ To plan, first we need to research your local real estate market to understand current trends, including average home prices and how long homes are typically on the market. If the numbers and durations all make sense, we move to the next step.
→ Next, we need to figure out if you have somewhere to stay during or after the sale takes place. In a Seller’s Market, you may sell your house in just a couple of days (if the offer is too good to say no) and could result in a quick closing/move-out. Best is to always have a Plan B in the beginning of the process.
If necessary, a suggestion is to start looking for a temporarily rental home (month-to-month rental) just so we are prepared for the move. This is extremely helpful if you like to take your time on making a decision, or if you are unsure of where you want to go next due to job offers/family circumstances and etc.
→ In addition, if your property needs a new makeover/renovation or extreme declutter, having another place to stay and store your items could be convenient too. Remove personal items and excess furniture & decors to make your home look more spacious and allow potential buyers to envision themselves living there. Less is more!
→ Having a flexible showing schedule and to ensure your home is always presentable can be a critical selling factor. Some of you may be just starting a new family (new born, or on the way) and some people may still be working from home. Remember, every showing is an opportunity and we don’t want to miss any potential Buyer from seeing the home.
